What are measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area and the overall layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services required?

Property taxes

Tax records frequently reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has recently completed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A measuring service will secure a fair price for your property. Living space is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of potential buyers. The only dependable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service carried out by a certified appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's home sells at a price that correctly reflects true market value, we suggest seeking a measurement of the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested because they can view the layout and details of the house before and after touring.
